General Contact Information & Instructions for Emergencies

NOTE: Do not call for emergency service after hours if it’s not truly an emergency, you could be charged for the “After Hours” portion of the bill! Always contact Chris Harper first for non-emergencies.

Do not contact Mike or Deb for any maintenance related issue. Also, do not contact Mike or Deb outside of the regular business hours (Monday – Friday, 8am to 4pm).

General Maintenance

For all maintenance items use our Maintenance Request Form, call Chris Harper’s cell 207-242-8160 or email Chris at crobert777@thunderhillproperties.com

ALWAYS FILL OUT THE FORM OR CALL CHRIS FIRST – use phone vs. form or email if urgent as email may take 2-3 days for response.

Plumbing & Heating Emergencies

For non-emergencies contact Chris first.

Loss of heat

If the situation cannot wait and you’ve tried calling Chris, call Houle’s at 207-872-6762

Leaks

First determine whether it’s a plumbing or roof leak. If it’s coming from ceiling and there’s an apt. above you, visit them or call them and try to figure out the source. If it is a ceiling leak and there are no apartments above you, it’s probably a roof leak vs plumbing and you should call Chris for maintenance. There is NOTHING that can be done for a roof leak while it’s raining or if there is snow on the roof except catch the water in a pan.

Follow common sense with leaks to avoid damage, such as placing a pan under the leak, keeping the floor dry, etc.

Electrical Emergencies

For non-emergencies with electricity contact Chris first.

Loss of Power

Each building has a different strategy, call Chris or see another resident for details. If you lose power to your refrigerator, and there’s power elsewhere in your apartment, plug the fridge into a working power source (use extension cord if necessary). Depending on circumstances, we may be able to “coach you” over the phone into resetting the breaker.

Appliance Issues

Snow Removal

The buildings have contracts for snow removal. The contractors have many properties that they service.

For a definition of snow removal responsibilities, please refer to Parking and Automobiles sections of the Tenant / Resident Manual.

Other Information

Lockouts

With electronic locks on every apartment unit, there should be no reason for a lock out. The batteries last about three (3) years. See the Tenant / Resident Manual for information about changing the battery (single 9v). If you do not replace or ask to have the battery replaced, we will charge a $60 MINIMUM to unlock your door but we are not responsible or available for after-hours lockouts. Our locksmith may be available. Call BOY Locksmith at 207-872-5862. He is not always available and may require payment at time of service.
